This £3.75 Million Bath Estate Is More Than 300 Years Old – And Utterly Spectacular
Batheaston House is the kind of property that reminds you just how intoxicating great English architecture can be. Sitting in an elevated position above the River Avon on the eastern edge of Bath, this remarkable Grade II* listed Queen Anne residence brings together more than three centuries of history, almost 7,000 sq ft of beautifully proportioned accommodation and just over an acre of landscaped grounds, all while remaining around three miles from the centre of one of Britain’s most desirable cities.
Dating from 1712, Batheaston House is an exceptional example of Queen Anne architecture, its handsome Bath stone façade, tall sash windows and wonderfully balanced proportions immediately setting the tone. Historic England records the house as having been built for Henry Walters, a wealthy clothier whose family connections brought together estates at Batheaston and nearby St Catherine. Its architectural pedigree is equally impressive, with surviving fine panelling and moulded plasterwork helping explain its Grade II* status.
Step inside and there is a sense that the restoration has been approached with exactly the restraint a house of this calibre deserves. Rather than attempting to turn a historic residence into something overtly contemporary, Batheaston House celebrates its original character while quietly introducing the comforts expected from a modern luxury home. The result is a series of light-filled interiors where soaring ceilings, beautifully detailed panelling, elegant plasterwork, fireplaces and tall windows provide an extraordinary backdrop without ever making the house feel museum-like.

The principal reception rooms are arranged around a central reception hall, with the drawing room and dining room providing the grandeur expected of a property of this standing. Both offer generous ceiling heights and views towards the gardens, while a garden room connects the house naturally with the terraces and courtyards outside. A further sitting room gives the house a more relaxed side, making this as convincing a family home as it is a setting for large-scale entertaining.
There is perhaps even more atmosphere on the lower-ground floor. Here, the main kitchen sits around a substantial stone fireplace and is accompanied by a pantry, utility room, wine cellar and further ancillary spaces. The property’s own historic records also point to the survival of older elements within this level, including Tudor-era fabric, helping reveal that the story of the site extends even further back than the magnificent Queen Anne house seen today. It is this layering of history that gives Batheaston House so much of its character: this is not a pastiche country house, but a home that has genuinely evolved over centuries.
Across the upper floors, the house offers flexible accommodation of six to seven bedrooms and five bathrooms. The principal suite enjoys far-reaching views across the surrounding landscape, complemented by dressing space and generous bathroom facilities, while the remaining bedrooms offer ample accommodation for family and guests. In total, Knight Frank lists the house at 6,984 sq ft, meaning there is enough scale here to feel genuinely grand without losing the intimacy and warmth that can disappear in much larger country estates.
Yet it may be the grounds that truly separate Batheaston House from the typical Bath property. Extending to approximately 1.15 acres, the landscaped gardens have been arranged as a succession of outdoor spaces, moving between formal terraces, secluded courtyards, broad lawns and a productive kitchen garden. Mature trees, sculpted topiary and established borders surround the house, while a greenhouse and potting shed lend the gardens the sense of a proper working country estate rather than simply decorative grounds. Most importantly, the elevated south-facing position opens towards sweeping views across the Avon Valley, water meadows and countryside beyond.
There is plenty of practicality hidden amongst the romance, too. A detached former coach house provides garaging alongside a self-contained one-bedroom annexe, creating an excellent guest house, staff accommodation or private home office. Behind electric gates, a cobbled courtyard offers substantial parking, allowing the main house and its gardens to retain their wonderfully composed appearance.

Location completes the picture. Batheaston offers the atmosphere of a sought-after Somerset village while Bath sits only around three miles away, bringing its restaurants, boutiques, schools, architecture and cultural life within easy reach. Bath Spa station provides rail services to London Paddington from approximately 75 minutes, while access to the M4 places Bristol, London and the wider motorway network comfortably within reach. It creates that increasingly coveted combination: the space, privacy and landscape of country living without surrendering the sophistication of the city.
Batheaston House is ultimately a property for someone who wants more than square footage and a prestigious postcode. There is genuine architectural significance here, but also romance: summer evenings overlooking the Avon Valley, grand rooms warmed by centuries of history, gardens that feel entirely removed from the city and a house sufficiently restored to be enjoyed rather than treated as an endless project. In a market filled with homes attempting to manufacture heritage, Batheaston House possesses the real thing.
Batheaston House is currently for sale with Knight Frank for £3,750,000.
